Economic Development

Crossroads has an “on the ground” approach to economic development. Crossroads helps communities plan for growth, but also helps them implement those plans through a wide range of existing tools and strategies. This includes federal and state tools, as well as reviewing zoning codes to remove barriers of development.

Area Plans

Crossroads has gone beyond the general future land use maps to create specific area plans for communities. Their purposes are many-from preventing annexation to fostering economic development. These plans are parcel-specific and include recommendations on land use and zoning updated/overlays, infrastructure and aesthetics. They also include recommendations on funding sources, tools and programs that can accelerate business development. Crossroads listens to the community and helps lay plans for specific, concrete outcomes.

Site Analysis and Feasibility

George Mattei has over 25 years of experience in real estate finance and development. He understands pro forma financial analysis of sites and has “kicked the dirt” on developments, managing architects, contractors and engineers. George understands how to analyze markets and knows the various development-related regulations and due diligence needed to complete a successful project. He has acted as project manager on developments of over $10 million for families and seniors.

Holly Mattei has experience as an Economic Developer working on both community facilities and transportation funding to foster economic development on the ground. Ms. Mattei was an instrumental partner in acquiring the Wigwam, a 63‐acre site nestled in Violet Township that previously served as a private retreat for the Wolfe family, former owners of WBNS 10‐TV and the Columbus Dispatch. It includes a 500‐seat banquet hall and 200‐seat theater that now serves residents and the region with a venue that can be rented for private and community events. This venue has been serving the Violet Township community for several years and serves as an economic driver for the community. She previously served as the Fairfield County Transportation Improvement District President and was part of a team who analyzed funding scenarios for the Fairfield County region, including the US 33/Pickerington Road Interchange and Far East Freeway – Taylor Road Ramp – Violet Township.
